Our philosophy
We aim to offer quality accommodation that is regularly maintained to make your time at University stress free! ….. If at the end of your term you rent the house to friends, we will give you £200 cash back upon completion of the paperwork.
Maintenance
Our Maintenance men Steve and Carl.
We send our maintenance team once a month for non-essential issues, obviously any urgent matters are dealt with immediately.
We have built up a trusted team for our property maintenance and it is our policy to keep the properties in good condition.
If you have any non-urgent issues, just e-mail me. My name is Karen Hanson and I am the Housing Manager, I will be the main point of contact throughout your stay with us and I will ensure that your queries are dealt with quickly and efficiently.
Deposits
All deposits are secured via an insurance backed scheme run through the National Landlords Association.
What is included?
In each house you will have the following:
- Washing machine
- Fridge
- Freezer
- Modern fitted kitchen
- Central heating
- Modern furniture
- Neutral colour scheme throughout
- Laminate flooring downstairs with carpet in bedrooms
- White bathroom suite with shower and bath
- Internet connection
- Smoke and carbon monoxide alarms
- Fire extinguishers and fire blanket
- Crockery, cutlery and kitchen basics.
In addition to the above, all our Birmingham houses have house alarms.
Safety
All our houses have integrated mains fire alarms.
All our houses have a gas and electrical certificate, this is sent to the relevant University each year. A copy of each are given to our students when moving in, but can also be obtained upon request.
We ask that students do not smoke or burn candles, we also discourage the use of fryers – these are all significant fire hazards.
Fire extinguishers and fire blankets are supplied in all our properties.
Other
All our Birmingham houses have a burglar alarm and keys to the side gate access.
We are members of the National Landlords Association and have attended the Birmingham University Landlords Accreditation Seminar.
What is expected of you?
We ask for parental guarantees, to ensure your rent is paid. If one of your house members defaults on their payment, it means we then go to the parents rather than the others living in the house. This is a fair system and as yet we have never invoked a parental guarantee.

A copy of the paperwork is sent to all parents including the tenancy agreement. This can also been downloaded online.
Moving in
We will meet you on the first day of your tenancy to hand over the keys, go through safety procedures and discuss your new home.
Signing
When you decide to rent a house, we meet you at the property to take your deposit and complete and sign the paperwork including the tenancy agreement and standing orders.
